The landmark Bakers Corner pub and an adjoining invest property in Dun Laoghaire has been put on the market for sale by agents CBRE, with a guide price of €4.75m to €5m.

Bakers Corner is a long established licensed premises sitting on a junction on Kill Lane / Kill Avenue, nearby to the centre of Dun Laoghaire. The property is beside the Kill O’The Grange Catholic Church and is within walking distance of the Institute of Art, Design and Technology (IADT) and several new residential developments.

The pub itself is a traditionally styled two storey over part basement building, extending to 1,180 sq m (12,700 sq ft). The ground floor consists of a lounge bar with carvery, public bar, a fully fitted kitchen and off license; while the first floor is a self contained function room as well as stores and an office. In the basement is a cellar and keg room with delivery access through a service yard. There is also a smoking area outside as well as car parking space for 110 cars.

The business is well known in the area and has a substantial turnover through sales of food and drink, both on and off trade, as well as through hosting events.

Also included in the sale is an investment property adjoining the pub known as The Forge, which comprises of three retail units, an office unit, and three duplex apartments. Combined, The Forge has an annual rent roll in excess of €150,000. Over half of this amount, €80,000, is derived from a Paddy Power outlet which has a 20 year lease.
